Not every upgrade adds value. Some of the most common “dream” renovations can actually make your home harder to sell later on.

Here are a few to think twice about before you start tearing things out:

🏋️‍♀️ Turning bedrooms into niche spaces

Home gyms, glam rooms, or oversized closets might fit your lifestyle now, but buyers still shop by bedroom count. Fewer bedrooms usually means fewer offers.

🏊‍♂️ Adding a pool

Pools are expensive to install and maintain, and not every buyer wants one. In many markets, they narrow your buyer pool more than they increase your price.

🧶 Covering hardwood floors with carpet

Hardwood is a major selling point. Carpeting over it is one of the quickest ways to turn buyers off.

💎 Over-renovating for your neighborhood

High-end finishes in a mid-range area don’t always pay off. You can easily spend more than buyers are willing to pay for in that location.

👚 Taking out closet space

Storage matters more than people think. Removing closets almost always shows up as a negative on buyer feedback.

2. Add your hook and make any needed customizations.

3. Select your font and text style. We recommend using white text with no background and a moderate size for best readability. Fonts we love: Classic, Directional, Advercase, and Danmark.

4. Add your trending audio. Choose audio with the trending arrow that fits the vibe of the reel.

5. Export the reel from Edits, then upload it into the Instagram app.

6. Customize your caption before posting. Copy and paste the caption above into Instagram and update key details (i.e. city, neighborhood, ideal client, listing info, etc.).

7. Add a lead magnet call-to-action at the end of your caption. Include a simple call-to-action that aligns well with the post to grow your email list. Watch this training series to learn how to set this up.

8. Add your city as the location and post!
