If I was selling my home in 30 days, this is what I’d focus on to get it sold

Caption

If I had 30 days before putting a home on the market, I’d spend less time stressing about major renovations and more time focusing on the details buyers actually notice 🔑

A clean home changes everything 🧼

Buyers pay attention to the little things. Dusty baseboards, scuffed walls, burnt out light bulbs, and dripping faucets quietly shape how they feel walking through a space.

I’d also declutter hard 📦

Not because a home needs to feel cold or empty, but because buyers need room to picture their own routines, furniture, and life there. Clear counters, organized closets, and open spaces instantly make a home feel bigger and calmer 🤍

Then I’d focus on the simple updates with the biggest impact 👇

✔️ Fresh neutral paint where needed

✔️ Updated light fixtures

✔️ Clean flooring

✔️ Fresh landscaping

✔️ A front entry that feels welcoming the second someone walks in

And when it’s finally time to list, professional photos and video would be at the top of the priority list 📸

Most buyers meet your home online first, so presentation matters long before a showing is booked.

The homes that create the most excitement are usually the ones that feel cared for, well prepared, and easy to picture yourself in ✨

Instructions

1. Upload your video clip into the Instagram Edits app (watch the tutorial here). Use 1 personal or listing clip, keeping it 5-7 seconds. Use your strongest clip.

Note: If you need extra b-roll, grab free stock clips from dupephotos.com or download the app.

2. Add your hook and make any needed customizations.

3. Select your font and text style. We recommend using white text with no background and a moderate size for best readability. Fonts we love: Classic, Directional, Advercase, and Danmark.

4. Add your trending audio. Choose audio with the trending arrow that fits the vibe of the reel.

5. Export the reel from Edits, then upload it into the Instagram app.

6. Customize your caption before posting. Copy and paste the caption above into Instagram and update key details (i.e. city, neighborhood, ideal client, listing info, etc.).

7. Add a lead magnet call-to-action at the end of your caption. Include a simple call-to-action that aligns well with the post to grow your email list. Watch this training series to learn how to set this up.

8. Add your city as the location and post!
