Here are [X] things I’d focus on de-cluttering first:
1️⃣ The chair that became a closet
You know the one. If it’s covered in jackets, bags or clothes most of the time, clear it off. An empty chair makes the room feel much more open.
2️⃣ Too many water bottles and tumblers
Keep the ones you actually use and put the rest away or donate them. A cabinet full of them can take up more space than you realize.
3️⃣ Everything living on your kitchen counters
Mail, cutting boards, coffee supplies, appliances, random papers... it adds up fast. Clear off as much as you can before photos and showings.
4️⃣ Cords and chargers you never use
That drawer full of mystery cords is taking up valuable space. Sort through it and get rid of the ones you don’t recognize or use.
5️⃣ Too much furniture
If you have to squeeze around a coffee table or there’s barely room between the sofa and the wall, you probably have too much in the room. Removing even one piece can make a noticeable difference.
6️⃣ Kids’ stuff that has taken over the house
Toys, backpacks, sports equipment and art supplies have a way of spreading into every room. You don’t have to hide everything, but getting it back into designated spaces will make the whole house feel calmer.
7️⃣ Bathroom products covering every surface
Put away the extras, the half-used bottles and the things you only use once in a while. Buyers will notice the counter space and storage much more when they can actually see it.
8️⃣ Decor that’s gotten a little out of hand
You don’t need to pack up your whole personality, but if every shelf, table and wall has something on it, your home can start to feel smaller and busier than it really is. Keep the pieces you love most and store the rest for your next home.
These are the little things I look for when I help clients get their homes ready for the market. You don’t have to make your home feel empty. The goal is to give buyers enough space to really see it.

Instructions
1. Upload your video clip into the Instagram Edits app (watch the tutorial here). Use 1 listing or personal clip, keeping it 5-7 seconds. Use your strongest clip.

2. Add your hook and make any needed customizations.
3. Select your font and text style. We recommend using white text with no background and a moderate size for best readability. Fonts we love: Classic, Directional, Advercase, and Danmark.
4. Add your trending audio. Choose audio with the trending arrow that fits the vibe of the reel.
5. Export the reel from Edits, then upload it into the Instagram app.
6. Customize your caption before posting. Copy and paste the caption above into Instagram and update key details (i.e. city, neighborhood, ideal client, listing info, etc.).
7. Add a lead magnet call-to-action at the end of your caption. Include a simple call-to-action that aligns well with the post to grow your email list. Watch this training series to learn how to set this up.
8. Add your city as the location and post!
