Before buying a home, check the ages of these key systems and appliances

If I was buying a home, Iโd want to know the ages of these key systems and appliances ๐ก
When youโre buying a home, itโs crucial to ask about the ages of certain things. If the seller doesnโt know or these items are on the older side, itโs not an automatic deal-breaker โ but itโs helpful to know so you can plan ahead.
You donโt want any surprises down the road when it comes to replacing big-ticket items! ๐ก
Hereโs why knowing these ages matters, and the general life expectancies of each:
๐ Roof
Life expectancy: 20-30 years (asphalt shingles). Other materials like metal or clay tile can last much longer.
๐ฅ Furnace
Life expectancy: 15-20 years.
โ๏ธ AC Unit
Life expectancy: 10-15 years.
๐ฟ Water Heater
Life expectancy: 10-12 years.
๐ช Windows
Life expectancy: About 20 years, depending on the material (wood, vinyl, fiberglass, aluminum).
๐ฝ Sewer Line
Life expectancy: PVC can last over 100 years. Clay pipes? Around 50-60 years. So important to get this inspected!
๐ง Fridge
Life expectancy: 10-15 years.
๐ณ Stove
Life expectancy: 15-20 years.
๐ฝ๏ธ Dishwasher
Life expectancy: 9-12 years.
โก Electrical
Life expectancy: It depends on the setup, but be aware of older wiring systems, especially knob and tube or aluminum wiring, which can pose safety risks.
If you know the ages, you can better budget for replacements and even use it as leverage in negotiations with the seller if something needs attention now.
